I would say that's a Palm Warbler Mike. Generally brownish overall on the back, no wing bars, yellowish under the tail, pale line above eye. They like the wet areas although can be seen elsewhere. You may have seen it doing its characteristic tail pump. They winter in the south east, particularly Florida.

Palm Warbler would be my best guess, too. Could it be a young bird?

Axel - could be a young - the dark eye line is not fully developed. Close call.

A agree with the others that this is a Palm Warblers & probably a particulary dull immature female of the (Brown) western race.
